The grass has not yet risen but I must say home sales have. I am amazed at the number of transactions to start off the year. It all points to a very active first 6 months. After that all bets are off . Of course we in Ontario will come face to face with a huge defecit both provincially and federally and the solution appears to be "Lets make the taxpayers pay " The HST will come in to affect on July 1st and for all service industries they will have to charge an additional 8% to their clients. To me that appears to be a whopping new tax and will make home ownership less affordable. I SURE HOPE THESE GUYS IN OTTAWA AND QUEENS PARK KNOW WHAT THEY ARE DOING ! My suggestion to any who are listening and planning a move in 2010. Do it before June 30th and save yourself some of those extra costs.

To all my freinds, relatives, clients current and past and to all those prospective Buyers and Sellers who may read this Blog. Writing and maintaining a blog with comments on Kitchener Waterloo and the local economy and how it relates to real estate will be a new venture and I apologize in advance if I get off topic at times as I may also include some comments and my perspective on life in general. Every hour of every day of every week of every month of every year, hundreds of people in the K.W. area think about buying or selling real estate and where is the first place they think about. Well I would prefer it was Team Realty K.W. Inc. but it isn’t. Actually the Canadian Real Estate Association consumer website www.realtor.ca. is an absolute must for those people relocating to another city or another province and is a great starting point for anyone searching within their current area.
For a buyer relocating to another city the big questions are usually what is the supply of suitable homes and what are the costs and proximity to the new job location. With www.realtor.ca anyone can quickly identify price differences from their existing home and search out neighborhoods of interest in the new job location. Nothing will replace an experienced agents knowledge of the area when it gets down to actually searching out homes, but for a starting reference point this site is fantastic.
For the local buyer www.realtor.ca can give you a general idea of what homes are selling for in your area as well as a search of homes that are available for purchasing. A warning! This will not replace the experienced agents market knowledge of home sales in your area for either buying or selling. Two similar in appearance homes could sell for 10, 30, or even $50,000.00 more or less depending on amenities, the location within a subdivision and numerous other factors that affect value.
From my perspective one of single greatest changes in the Real Estate profession since I began selling in the fall of 1974 is the development of this website. The site is information based and quite user friendly. Try it and you will like it.
