Aims and Objectives

Program of Services

1.         I can reference you to specialists, if you haven’t already established contacts in a wide variety of services that you may require in your search for a new home, some of, but not limited to. Mortgage Brokers, Home Inspectors, Furnace inspectors, Hydro Authority, Solicitors and more…………..

2.         Through a buyer wants and needs question form we can establish the criteria for your new home purchase including the price range, best location, favoured style, wanted features plus an exploration of needs and wants prior to viewing homes that just don’t fit.

3.         Carefully and completely explain documentation and forms

Forms include: Real Estate Agency, Buyer Agency Agreements, Agreement of Purchase and Sale, Seller Property Information Statements, listings, waivers etc. prior to seeing any homes

4.         Carefully and completely explain other costs that will affect the cash you will need to close the purchase of your new home. There are Legal fees, Land Transfer Taxes, Sales Tax, Property Inspection Reports, Mortgage financing costs, Survey or Title Insurance, Adjustments, Insurance Policies, plus other costs and disbursements on closing, These expenses are usually due on closing and you should understand them prior to making your offer.

5.         Prepare a search of existing homes for sale and set up an automatic email notification for future new listings.

6.         Personally (not through an assistant) set up and show you listed homes that meet your wants and needs.

7.         Personally (not through an Assistant) set up and show you private for sale homes that meet your wants and needs.

8.         Carefully prepare a legally binding offer to purchase on the home of your choice (over 34 years experience).

9.         Present your Offer to Purchase in person:

Your offer will be personally presented and negotiated with the seller and not by an assistant and not faxed or handed over to the sellers agent (except in unusual circumstances).

10.        Attend to and or co-ordinate mortgage paperwork, home inspections, property status verifications and all other paperwork and or concerns to assure you can meet the time frame as set out in your offer.

11.        Prepare waivers and notifications of conditions met and then direct the paperwork to your solicitor and mortgage company  as needed.

12.        If for whatever reason we are not successful on your first offer (failed home inspection, unwillingness to negotiate, lack of mortgage approval etc.) I will go back to work and start again as many times as needed until we find and secure your new home.

13.        Prior to closing I will personally (not an assistant) attend a pre closing inspection to assure that your new home is in a similar condition as when you bought it.

14.        If you are satisfied that I have lived up to the Buyer Representation Services as set out above. Shortly after closing I hope you can drop me a note or email with a reference that can be used on our website. A lot of my clients are referrals and I would appreciate your help.
